West65 Belgrade/ Concept design
We created the concept design for a whole town block in Novi Beograd, thriving part of the city built entirely in second half of twentieth century. The scheme is a mixed use, residential, retail and office development, approximately 150,000 sqm of built form, with an estimated construction cost of 200M Euro.
Our masterplan creates a high density residential area with retail on the ground floor following principles taken from the traditional city with a series of streets and squares. Ground floor retail spaces are sized to accommodate shops symbiotic to residential neighbourhoods. Critical visitor mass is further achieved with larger retail along the southern edge of the site where anchor stores are located. The street pattern is partly internal within this centre. We achieved a mix of open, covered and enclosed public spaces in order to create a lively atmosphere in all seasons.
Scale and orientation of residential buildings maintains good light and ventilation while creating sheltered street pattern. The varying plan form of the buildings will also ensure a variety of residential layouts as the design progress. As Belgrade has long and hot summers we made sure that each apartment has its own private open space. Residents will also have use of the green roofs as semi private gardens.
South east corner is the busiest and the most prominent part of the site. We put a 120m mixed use tower there. Lower half is office with residential higher up. Quality and sizes of the residential units changes with height with duplex penthouses at the very top. The tower will become the highest building in the vicinity, creating an easily recognisable and memorable location.
A mix of common sense design approach and use of cost effective high technology resulted in highly sustainable design. We used high performance facades, green roofs, water retention, ground source cooling, natural ventilation and district heat.
